Rooms for Rent in Manayunk/Roxborough Area
I currently have two rooms available for rent in a four bedroom, two full bath home. Both these rooms are on the second floor of the home and the two tenants would share the newly remodeled first floor bathroom.
Room 1: RENT: $700

About the House:
The first floor, with the exception of the bathroom, would be all common area. There is a living room, dining room, soon to be bar area, kitchen and mud room. There is also a laundry room on the second floor that provides a washer and dryer available to all in the house. There is central air, high speed wireless internet, HD cable (tenant must pay for own cable box if they want cable in their room) and many improvements to come. There is a front porch, a large fenced in backyard and a stone driveway. Some of the expected improvements to house include landscaping the entire front yard as well as the backyard.
Parking:
There is one parking spot available for lease upon a rent agreement being established. This will be a separate lease. The parking spot is located in the driveway and will most likely be parking behind my personal car most of the time depending on your schedule. Please see the terms below as they apply to the parking lease as well. Street parking is really not an issue here and there is usually a spot right in front of the house that you could claim.
The Terms:
Utilities, cable, internet and any other household expenses that I may have forgotten will be split four ways. Rent is due the last Friday of each month for the upcoming month. For example, today is September 28, 2007 and the last Friday of month – rent for October would be due today. Also, I am willing to do a 3-6 month lease as well as the typical year long lease agreement. Security and first month’s rent will be due at lease signing.
About the Roomies:
My name is Mandy and I am the landlord. I work full time as a GM Accessories sales rep for a company called VEHattire. (Yes that means I sell everything from wheels to all weather floor mats) I have my Bachelor’s degree and I am a career focused and oriented individual. But don’t get me wrong here – I am pretty relaxed, fun to be around and have a passion for automotive sports. I love to go out, sometimes on the weeknights but definitely on the weekends. I enjoy a good party BUT absolutely hate those keggers that trash your house. I enjoy decorating and will be continually making improvements to the home. I love to cook but usually don’t feel like investing the time after a long day at work. I also am pretty big into fitness and healthy eating and would appreciate roommates that had similar interest – that way we could keep each other on track. Last thing, I have a dog from a previous relationship that currently lives in Rochester, NY but he will be visiting and living with me for certain portions of the year (yeah it’s the whole joint custody thing…) . He is a pitt bull, mastiff, boxer mix and he is about 90 lbs. He looks tough, mean and even scary to some BUT he is an absolute fake! He is a lover boy and still thinks he can sit on your lap. The greatest part about him is that he will be a perfect deterrent to the “bad guys” as his bark is much worse than his nonexistent bite.

Nicole works full time in a retail environment. She has an Associates degree in Music Recording and she loves to sing. She likes to go out on the weekends and spend time with friends. Nicole plans on attending college in January to pursue a career in graphic design/advertising. She is also has some interest in sports including hockey and automotive. Nicole is easy -going and gets along with everyone. She takes every opportunity to meet new people, and would like a roommate with the same characteristic.
